i’ <br />Structural Coverage <br />Total Lot Size Total Structural Coverage Percentage <br />60,040 s.f.2,853 s.f.4.7% <br />The lot does meet the 15% allowed lot coverage for structure. <br />ANALYSIS <br />Variance <br />STATEMENT OF HARDSHIP <br />The applicant's have included their statement of hardship in Exhibit B. The applicant should also <br />be asked for their testimony regarding this issue. <br />Issues <br />1.The lot is very wide and nairow, resulting in most of the subject lot being within 75' of Lake <br />Minnetonka. <br />2. The original plans for the residence do not include the southern portion of the deck or the <br />landing on the hillside. The city does not have record of a building permit being issued for <br />those structures. <br />3. <br />4. <br />The replacement deck would have the same footprint as the existing deck. <br />A variance was granted to previous property owners to allow the residence to be constructed <br />27' from the front lot line. The deck is 29' from the front lot line. This portion of the deck <br />is necessary to allow the applicants to reach an entrance to the house on the south side. <br />S.
