A hardcover variance is also necessary in <br />the 75-250' setback. <br />0-75' Lakeshore Setback <br />The proposal to replace the deck would account for a total of 438 s.f. of hardcover. Although, <br />hardcover exists under the deck as rock underlain by plastic. (Please refer to Attachment C) <br />The plastic does extend beyond the edges of the deck totaling an additional 193 s.f. of hardcover. <br />The remainder of hardcover within 75' of the lake is a stairway and landing, with wood retaining <br />walls located on a hillside. The City has no records that any variances or conditional use permits <br />were ever applied for to allow the retaining walls to exist. <br />75-250' Lakeshore Setback <br />The hardcover in the 75-250' lakeshore setback would remain at 50.5%. Included in this figure is <br />363 additional s.f. of rock/woodchips with underlain plastic, and 3,980 s.f. of driveway. The drive <br />has two access points to North Arm Drive.
