tr:r <br />Draft Work Plan for the Update of the City's Comprehensive Plan <br />September 17, 1998 <br />Page 4 <br />II. <br />Develop clear definition of neighborhood retail. <br />Determine how residential properties adjacent to commercial <br />development can be protected from the impacts of <br />commercial development. <br />Determine the general parameters for commercial <br />development in Navarre - i.e. building size and character, and <br />traffic generation. <br />Obtain input from the Navarre commercial area <br />business/property owners regarding their views of the future <br />of the Navarre commercial area. <br />Housing. Determine whether there are opportunities for the City to address life cycle <br />housing needs. <br />A. There are three potential areas for different housing options. <br />1. The area north of the Highway 12 commercial area, currently guided for <br />medium density residential development. <br />2. The southwest quadrant of Highway 12 and Old Crystal Bay Road. <br />3.The marina areas. <br />B. Action. <br />1.Obtain information regardmg current and future housing needs and demands <br />to assist the Council in determining the types of housing that would meet the <br />City's life cycle housing needs and would be economically feasible. <br />III. Sewer Plan. <br />A.The 1987 Comprehensive Plan Amendment included a planned increase to sewer <br />capacity. This increase will occur as part of the Highway 12 upgrade project. <br />I.The plan for increasing sewer capacity is to eliminate the three City sewer <br />trunk line and increase the capacity of the Metro interceptor to ser\'e the <br />development planned for the Highway 12 area. <br />1
