Palmer Legal description: (metes and bounds) <br />- Approximate area of acquisition: 0.10 acres <br />- Gross area incl. wetland: 4.2 acres <br />- Net area excluding wetland: 2.8 acres <br />- Net dry area after taking: 2.7 acres± <br />- No impact on existing house or septic system. <br />- Potential impact on future septic sites. <br />- Existing septic system was saturated at last inspection, may need replacement. <br />Recommendation: Septic testing needed to confirm whether suitable alternate <br />drainfield sites will be impacted by the taking. If no impact, continue as a <br />conforming developed lot. <br />1200 Orono Oaks Drive (Developed residential lot) <br />Owner: Tomhave Legal Description: Lot 6, Block 1, Orono Oaks <br />- Approximate area of acquisition: 0.95 acres <br />- Gross area (no wetlands): 3.4 acres <br />- Net dry area after taking: 2.5 acres± <br />- House setbacks not affected. <br />- Existing system is nonconforming and must be replaced. <br />- Alternate drainfield sites have not been identified and are potentially impacted. <br />Recommendation: Septic testing needed to confirm the existence of alternate <br />drainfield sites. If sites available within remaining lot, continue as a conforming <br />developed lot. <br />1230 Orono Oaks Drive (Developed residential lot) <br />Owner: Gardella Legal Description: Lot 5, Block 1, Orono Oaks <br />- Approximate area of acquisition: 1.4 acres <br />- Gross area incl. wetlands: 3.05 acres <br />- Net area excl. wetlands: 2.85 acres <br />- Net dry area after taking: 1.65 acres± (becomes substandard) <br />- Northerly comer of house will end up 25' from rear lot line (50' required). <br />- Taking will eliminate part or all of existing drainfield (which is nonconforming and <br />must be replaced by 2008) and tested alternate site. <br />- Existence of additional sites is questionable due to topography. <br />Recommendation: Testing is needed to confirm existence of two alternate sites. <br />If not, consider combining east half of Lot 4 with this property, and test there for <br />alternate sites... If sites are found, and if 25' rear setback is acceptable, continue as <br />a legal nonconforming developed building site.
