4. The Planning Commission made the following findings of fact: <br />A. The subject property, Lot 2, Block 1, McCulley Road (4607 Watertown <br />Road) will be combined with Lot 1, Block 1, McCulley Road (4605 <br />Watertown Road). <br />B. The pool house is considered a guest house for the purposes of zoning <br />regulation. <br />C. The remodeling of the pool house conforms to all building code <br />requirements. The structure will have plumbing and heating. <br />D. The pool house will be used for the sole use of the occupants and guests of <br />4605 Watertown Road. <br />5. The City Council finds that granting a conditional use permit to allow the <br />remodeling of a residence to be used as a pool house/guest house will not be <br />detrimental to the health, safety or general welfare of the public, would not <br />adversely affect light, air nor pose a fire hazard or other danger to neighboring <br />properties, nor will its use depreciate surrounding property values and that the <br />proposed level of use of the property will be in keeping with the intent and <br />objectives of the Zoning Code and Comprehensive Plan of the City. <br />6. The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by staff and comments of <br />the applicants and the affect of the proposed use on the health, safety, and welfare <br />of the community. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the findings noted above, the Orono City Council <br />hereby grants a conditional use permit to Municipal Zoning Code Section 10.20, Subdivision 3 <br />(G) to permit remodeling of the residence at 4607 Watertown Road (PID 38 31-118-23 22 0007) <br />to be used as a pool house (guest house for the residents and guests of 4605 Watertown Road (38 <br />31-118-23 24 0006), subject to the following conditions: <br />t <br />I ■ <br />Page 2 of 4
