GafTron <br />Title Senior Planning Coordinator <br />Administrator Reviewed: <br />DATE: May 22, 1998 <br />ITEM NO.: ^ <br />Agenda Section: <br />Zoning <br />Item Description: #2339 James Render, 1365 Tonkawa Road - Final Subdivision - Resolution <br />List of Exhibits <br />A - Final Plat Resolution <br />B - Resolution #4053 - Preliminary Plat Resolution <br />C - Final Plat <br />D - Grading and Drainage Plan <br />COUNCIL MEETING <br />MAY 2 6 1998 <br />CrrYOFORONO <br />The applicant has substantially fulfilled all conditions and will be providing all necessary submittals <br />for final plat approval as set forth in preliminary plat approval Resolution #4053 for this three lot <br />subdivision. <br />A declaration of covenants to be filed with the plat will include the obligation of property owners <br />to maintain all drainage facilities and define responsibility for the sharing in the cost of the <br />maintenance of the private road. <br />Outlot A has been platted to end 5' short of the west boundary of the property per Council's intent, <br />such that it will be incumbent upon the City to deal with the owner of Lot 1 should the City ever <br />wish to make the road connection to Birch Lane. <br />Grading Plan Adjustments Required <br />Tlie grading plan provides for the excavation of a stormwater pond as noted in the preliminary plat <br />approval, as well as filling to elevate the building pads as indicated on the preliminary grading plan. <br />The'T' type turnaround has been incorporated into the shared driveway between Lots 1 and 2. <br />Some slight adjustments to the grading plan will be required to avoid any grade changes within the <br />0-75' lakeshore protected zone, and to ensure that homes are located at correct elevations above the <br />storm pond. Also, some revisions may be needed to ensure that all drainage from the road reaches <br />the pond, which may require that the proposed road be more ceneterd in the defined right-of-way. <br />Existing Housc/Garage To Be Removed <br />Applicant has concluded that the house on Lot 1 and garage on Lot 2 will be removed from the site, <br />negating the need for a Special Lot Combination Agreement. A condition of final plat approval has <br />been added requiring that these structures be removed within 90 days, and stipulating that no <br />building permits will be issued for the subdivision until these buildings have been removed.
