All other existing farm road accesses shall be eliminated upon <br />construction of the new driveway accesses. <br />Drainage calculations and a grading, drainage & erosion control plan must be <br />submitted by applicant for approval by the City Engineer prior to final plat <br />approval. Subdivider shall grant drainage easements over all drainagcways, buffer <br />areas or stormwater ponds that meay be required within the plat. <br />Sjubdivider is hereby advised that the City will not grant final plat approval until <br />the MCWD has approved any permits that that body may require. <br />All identified primar>' and alternate sewage system drainfield sites within the <br />subdivision shall be fenced off prior to any land alterations, and such fencing <br />shall remain in place until such time that each Lot is developed. <br />Subdivider shall develop covenants for each lot for protection of drainfield sites <br />within each Lot. Covenants shall include protective language for alternate septic <br />sites along with site plans locating both primary and alternate sites. <br />8. Owner of lot 1 shall be responsible for installing a new conforming septic <br />system to serve existing residence on Lot 1 within the time frame established by <br />City Ordinance. <br />9. Payment of standard Park Dedication Fee per City ordinance. <br />10. Subdivider shall grant a Conservation and Flowage Easement over the weUands <br />occumng in Lot 1 . <br />7. <br />11. Subdivider shall develop a covenant for protection of the non-City protected <br />wetland in Lot 1, Block 2. <br />12.Subdivider is hereby advised that preliminar>' subdivision approval will expire <br />one year Irom ihe date of Council preliminary plat approval.
