7. <br />8. <br />9. <br />All three Lots shall be ser\'ed by direct access to adjacent public roads. Lot 1 <br />shall retain its existing access to County Road 6AVatertown Road. Lot 2 shall <br />be served by a new access to be created along McCulley Road. Lot 3 shall be <br />served by a new driveway access along Tumham Road. <br />The applicant will be reqired to provide pre- and post-development drainage <br />calculations indicating the extent to which stormwater facilities will be required, <br />and if required, provide a stormwater management plan. Such plan may <br />incorporate vegetated buffer areas to provide for stormwater quality and <br />quantity management. <br />Hennepin County and City of Orono road rights-of-way have recently been <br />established in the area of the subdivision and no additional right-of-way are <br />required from this plat. <br />10. The Orono Park Commission and City Council has reviewed the City's trail <br />corridor needs along Watertown Road, County Road 6 and McCulley Road and <br />have concluded that no trail easements will be required from this plat. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of <br />the findings noted above, the City Council of the City of Orono hereby approves the <br />preliminary plat application of Susan and Douglas Van Moorlchem and Kenneth Tumham at <br />4490 Watertown Road per preliminary plat drawings by David E. Crook, a licensed surveyor <br />of DeMars-Gabriel Land Surveyors, Inc., dated March 20, 1998, as revised and attached to this <br />resolution as Exhibit B, subject to the following conditions: <br />1. A variance w ill be granted for lot area and lot width of Lot 1 which do not meet <br />the 5 acre and 300' width requirements of the RR-IA District. <br />2.. Setbacks for all principal residence construction shall be as depicted on the <br />preliminary plat drawing. <br />3. Lot 1 shall retain its existing access to County Road 6AVatertown Road.
