6. It appears that constructing the tuck under garage will require the construction of a retaining <br />wall that will likely exceed 4' in height. The applicant should be advised this will require an <br />engineered grading plan at the time of the building permit application. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the necessary variances to allow the construction of a second story <br />over the existing residence and a attached one stall garage. <br />Staff recommends approval of a front setback variance of 24.9' to allow the nearest portion <br />of the residence to be located 25.1 ’ from the front setback where 50' is required and 28.3' is <br />existing. This approval also includes the front awning.
