The focus of the land use concept plan is to preserv'e the City's natural rural character, <br />particularly in areas currently serving as gateway points to the City's rural residential areas, and to <br />fachi:?te high quality development and employment opportunities. T he concept plan indicates the <br />types of uses envisioned for the City's industrial zoned area are high tech manufacturing, medical, <br />office/service, and similar uses. <br />The City's Zoning Code currently allows uses in the industrial zone that are substantially contrary <br />to the general concept plan and the Council's vision reflected in the concept plan. Therefore, it is <br />recommended that the City conduct a study to determine the types of uses that are compatible with <br />the general concept plan for land use along Highway 12, and the conditions under which these uses <br />would be compatible with the general concept plan. <br />To prevent incompatible uses from being introduced into the industrial zone during the period of the <br />study, it is recommended that a moratorium be enacted which suspends certain uses as permitted or <br />conditional uses in the City's industrial zone. These uses are as follows: <br />1. <br />7. <br />Automobile and truck painting, major repair, body and fender work, upholstering, <br />tire recapping, sales and storage. <br />Storage repair and wholesaling of boats and marine products. <br />Bus, truck and contractors terminals and maintenance yards. <br />Lumber yards and mill works. <br />Warehousing. <br />Farm equipment sales, repair and storage. <br />Motor fuel stations.
