r <br />I <br />i <br />? <br />TO:Michael P.Gaffron, Senior Planning Coordinator <br />FROM: Stephen Weckman, On-Site Systems Manager <br />DATE:Februaiy' 7,1998 <br />SUBJECT : Septic Review for Application #2321, Dan Anderson - Subdivision <br />The proposed seven lot subdivision requires the use of on-site sewage treatment systems. Soil <br />borings and percolation tests were performed by Otto Associates to identify primary and alternate <br />drainfield sites on each lot. The early information provided conflicted with septic inspection <br />information on file at the City and additional information was requested before the soil testing report <br />could be approved. <br />On January 27, 1998 1 was present when several pits were excavated with a backhoe to confirm the <br />information provided to us. The proposed drainfield sites on lot 1 were located in filled soils and <br />could not be used for the subdivision and two additional sites were located. Additional testing and <br />design work will be required on this lot in spring, but two trench drainfield sites are available. The <br />remaining lots all had suitable area and slopes for mound systems. Additional testing will need to <br />be performed this spring and may prove that some areas are suitable for trench drainfields, but most <br />will likely require mound systems. <br />Based on the above information, staff recommends approval of the subdivision on the condition that <br />additional testing will be performed and designs submitted for each lot before any permits are issued <br />within this subdivision.
