r. <br />h <br />If <br />I <br />Highway 12-Corridor Review Process <br />Planning Commission Recommendation <br />Page 4 <br />lapact on Existing Zoning <br />The upgrading of Highway 12 shall not result in the creation <br />of new commercial/industrial zoning districts within the City nor <br />shall it encourage the expansion of existing <br />commercial/industrial districts. The existing zoning along <br />Highway 12 will be compatible with an upgraded roadway and that <br />the kind of transportation needs addressed in Comprehensive Plan <br />Amendment #2 be considered for all developments adjacent to <br />Highway 12 (development of service/frontage roads and prohibition <br />of direct access onto Highway 12 for new development). <br />Intact upon Long Lake of Upgraded Existing Corridor <br />We concur that future consolidation of both the City of Long <br />Lake and Orono makes for good planning sense for both <br />communities. The minority opinion cautioned that such a <br />recommendation may be construed by Long Lake citizens as an <br />adversarial move or agressive takeover. The majority of the <br />members believe the opposite as this is the opportunity to <br />encourage formal discussion between both cities. The City of <br />Long Lake must be made "officially" aware of Orono*s true <br />intention. Orono does not wish to compete with the established <br />commercial community of Long Lake but to assist and support it's <br />perpetuation. A "contract" consolidation need not result in the <br />loss of Long Lake's unique identity as a business center. <br />Isv
