F' <br />The development of shorelands of public waters must be <br />controlled by means of land use zoning districts which are <br />designated to be compatible with the classes of public waters in <br />part 6120.3000. Land use zoning districts may be established to <br />provide for: <br />A. the management of areas unsuitable for development <br />due to wet soilSf steep slopes, flooding, inadequate drainage, <br />severe erosion potential, presence of significant historic <br />sites, or any other feature likely to be harmful to the health, <br />safety, or welfare of the residents of the community; <br />I?- <br />. Criteria. The land use zoning districts <br />established by local governments must be cased on considerations <br />of: <br />A. preservation of natural areas; <br />B. present ownership and development of shoreland <br />areas; <br />C. shoreland soil types and their engineering <br />capabilities; <br />0. typographic characteristics; <br />E. vegetative cover; <br />F. in-water physical cha yteristics, values, and <br />A-1.13
