For more detail# please refer to the enclosed staff <br />memos dated November 16# 1990 and January 17# 1991. This <br />application was reviewed at both the November and January <br />Planning Commission meetings. In 1976# 50' of the property was <br />rezoned to commercial# B-3. Review Exhibit I and J. The City <br />failed to complete the rezoning. The City staff will readjust <br />the boundaries of the B*>3 zoning district and amend the legal <br />descriptions of the B-3 zoning district to include the 50' <br />corridor. The zoning issue can be completed by a simple clerical <br />function as the rezoning was already approved in 1976. The City <br />has an open space/Conservation easement over the remaining 100' <br />of the property that remains zoned LR-IB. <br />In 1976# at the time of construction of the Super Valu <br />store# the City granted a side setback variance to the west lot <br />line of 15*. While not noted in that review# a side setback <br />variance was also required along the southeast side (required * <br />60*1 existing - 25'). <br />The current application involves a <br />variances# as follows: <br />request for two <br />Section 10.42# Subdivision 7 (G) <br />A. West lot line addition: <br />Required - 100' <br />Existing « 85* <br />Proposed ■ 10* <br />- Variance setback. <br />Variance ■ 90* or 90% <br />Section 10.61# Subdivision 10 (O) - Required 1 stall per 150 <br />s.f. net floor area per Section 10.61# Subdivision 4 (D)# <br />determined as follows: <br />Gross floor area =• 22#318 s.f. <br />offices# non-commercial/warehouse <br />floor area of 20#086 s.f. <br />- 10% for hallways# <br />storage areas * net
