In reviewing Exhibit J, the <br />comprehensive survey of the Wayzata Country Club, the designation <br />of an outlot would be acceptable as there are no structural <br />improvements within the parcel. The City will also not require <br />specific drainageways or ponding areas to be shown within the <br />outlot. Outlot B is predominantly the greens area of the golf <br />course . <br />The Planning Commission recommended unanimous approval of <br />the subdivision finding that each lot has been developed without <br />the need to grant variances to lot standards of the RR-IB zoning <br />district. Please note the conditional use permit/variance <br />application for the construction of the shared drive and <br />installation of utilities is reviewed as a separate application <br />(#1616). <br />The enclosed resolution granting approval of the preliminary <br />subdivision of two lots has been drafted per the approval <br />recommendation of the Planning Commission.
