Zoning File #1605 <br />November 15r 1990 <br />Page 2 of 3 <br />4. Applicant's surveyor incorrectly defined the 75' setback <br />line f rom the current shoreline rather than the 929.4 <br />contour. During a site inspection on 11/14/90, staff <br />estimated the location of the 929.4 contour relative to the <br />current 926.75 lake elevation, and the 75' setback has been <br />redrawn by staff to indicate the corrected 75' setback. <br />Detailed corrections have not been made to the hardcover <br />calculations, although an estimated revision is shown below. <br />In the 0-75' zone, the area of the zone slightly increases <br />but the proportions of additional hardcover and additional <br />non-hardcover do not significantly change the "before" and <br />"after hardcover" percentages. The existing deck on the lakeside of the house extends 12' <br />out and is about 2* above grade. At its closest point, this <br />deck is 33' from the shoreline. A 12' wide second story <br />deck is proposed directly above the east half of this deck. <br />6. The proposed pool and patio would be located entirely in the <br />0-75* zone in an area that currently is lawn and trees. <br />Perhaps half of the existing pines would have to be removed. <br />The 480 s.£. pool would be about 30' from the lake at its <br />closest point, with the nearest pool patio being about 24* <br />from the lake. <br />Discussion - <br />Only rarely has the City granted variances for an increase <br />in hardcover in the 0-75' zone, and that has generally occurred <br />only in situations were the lot is extremely small and there are <br />virtually no other locations for additions. This project does <br />not appear to meet those general guidelines, in that the lot is <br />nearly an acre in area, and additions outside the existing <br />footprint could easily be designed to meet the 75' lakeshore <br />setback, in staff's opinion.
