The Property is �uided in the existing 2000-2020 Orono Community Management Plan <br /> (CMP) (as well as within the proposed 2010-2030 CMP) for single faznily residential use <br /> at a density of 1 unit per 1 acre. The proposed layout contains 3 lots on 4.89 non-wetland <br /> acres, for an overall del2sity of 1 unit per 1 dry acre. <br /> 4. The proposed plat includes three lots. Each lot will be served via Bohns Point Road <br /> which extends southerly off of North Shore Drive. <br /> 5. Each lot has a building site meetin� the LR-1B setback standards (75' + averabe <br /> lakeshore setback on the lake/front, 35' rear, & 10' sides). <br /> 6. Each lot is proposed to be served with City sewer and private water supply wells. <br /> 7. The City has no current plans for trails or parks that specifically require dedication of <br /> land from this pr��perty. Because dedication of land for park purposes is not required at <br /> this location, a Park Dedication Fee in lieu of land per City Ordinance would be <br /> appropriate. <br /> 8. All proposed lots will contain suitable area meetin� all established setback requirements <br /> to allow the constr-uction of single family residences. <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br /> findin�s noted above, the City Council of the City of Orono hereby �rants Prelinunary Plat <br /> Approval including lot width variances for DNA Properties, LLC, for a 3-lot plat per the <br /> Preliminary Plat survey/drawing by Mark S. Gronberg of Gronberg & Associates, Inc. dated <br /> 02/16/2010 and attached hereto as Exhibit A, subject to the following conditions: <br /> l. Approval is subject to Minnehaha Creek Watershed District (MCWD) approval and <br /> permits as required. Final plat approval shall not be granted until the Developer has <br /> provided evidence that all required MCVr'D pennits have been obtained. <br /> 2. Development Fees <br /> A. Park Dedication Fee. The development is subject to the standard Park Dedication <br /> Fee requirement. Because the value of the newly created lots will be in excess of <br /> the threshold value the 8% park fee cap of �5,�50 per lot will apply.
