A RESOLUTION APPROVING THE PLAT OF <br />TANGLEHOOD SECOND ADDITION <br />PILE NO. 1749 <br />i\ <br />i1 <br />I ■' <br />HHEREASr the City of Orono is a municipal corporation <br />organized and existing under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted <br />subdivision regulations for the orderly, economic and safe development <br />of land within the City; and <br />WHEREAS, the City Council has considered the application for <br />a subdivision of a two-lot plat by James F. Lawrence, hereinafter (the <br />subdivider); and <br />WHEREAS, on September 14, 1992, the Orono City Council <br />adopted Resolution No. 3177 granting approval of a conditional use <br />permit to allow the continued use of a second residential structure on <br />the property for guest house use per Municipal Zoning Code Section <br />10.28, Subdivision 3; and <br />WHEREAS, pursuant to declaration Document No. 1368041, <br />proposed Lot 2, Block 1, Tanglewood Second Addition shall share in the <br />maintenance of the road and all other improvements within the <br />Tanglewood Plat, including a share in the ownership of Tanglewood <br />Road; and <br />WHEREAS, the subdivision has been found to meet all <br />standards of the RR-IB Rural Residential Zoning District finding that <br />each lot is of a size and configuration that will allow the continued <br />use and future single family residential use to be developed without <br />the need of any variances; and <br />WHEREAS, the subd.ivider has completed all requirements of <br />the platting regulations of the City, including; <br />1. Completion of all the requirements of Resolution No. 3148, <br />the resolution granting preliminary approval of tfte plat. <br />2. Dedication to the City of a drainage easement: providing for <br />limitations on the use of a wetland/pond on Lot 1, Slock 1, <br />Tanglewood Second Addition and shown on the plat as <br />"drainage easements". <br />Page 1 of 3
