The Applicants' proposal results in a total of 6,368 square feet or <br /> 24.9% hardcover where 25% is the maximum permitted. <br /> d. The Applicants' proposal results in 3,500 square feet of structure or <br /> 13.7% where 15% is the maximum permitted. <br /> e. The new home is proposed to be constructed 15 feet from the <br /> unplatted adjacent right-of-way, where a 35-foot setback is required. <br /> f. The home on the west side of the undeveloped right-of-way is located <br /> in the LR-1 C zoning district and is setback 15 feet from the right-of- <br /> way. The Applicants' proposal is consistent with that existing <br /> condition. <br /> g. The variance to allow a 15-foot side street setback will alleviate a <br /> practical difficulty inherent to the Property's width and not created by <br /> the Applicants. <br /> h. The Applicants' request will not alter the essential character of the <br /> neighborhood and will result in minimal negative impact on adjacent <br /> properties. <br /> i. The Applicants' request is in harmony with the purpose and intent of <br /> the ordinance. <br /> j. The Applicants' proposal is consistent with the comprehensive plan. <br /> k. The Applicant has requested a 15' setback from the City's street where <br /> a 35' setback is required. The City's street, which is currently <br /> undeveloped, and is often times referred to as a "fire lane" is used by <br /> the public to access Lake Minnetonka. The Applicant is requesting to <br /> build a home 20' closer to the fire lane than is allowed by the City <br /> Code. The Applicant understands and is hereby put on notice that the <br /> City: <br /> 1) Values public access to Lake Minnetonka and has identified <br /> public access through fire lanes as a priority in the Orono <br /> Community Management Plan (see Lake Access Preservation <br /> and Management), <br /> Page 2 of 5 <br />
