Recommendation to approve the structural coverage variance to permit <br /> construction of the shed conditioned upon the applicants solving the <br /> identified stormwater issues and providing a landscape plan. This motion <br /> passed with a vote 5 in favor and 1 opposed. <br /> � 4. <br /> a. The Property has approximately 12,197 square feet (0.28 acre) acre in <br /> area and has 41 feet in width at the OHWL and 45 feet at the 75-foot <br /> setback. <br /> b. The Property is located in Tier 1 of Orono's Stormwater Quality <br /> Overlay District and is limited to 25% hardcover based on gross lot <br /> area. <br /> c. The Applicants' proposal results in a total of 2,897 square feet or <br /> 23.75% hardcover where 25% is the maximum permitted. <br /> d. The Applicants propose to add 145 square foot (footprint) addition to <br /> the garage to accommodate additional storage within the home. <br /> e. The home addition is proposed 12 feet from the road, 5 feet closer <br /> than permitted, in order to remain in line with the existing street <br /> setback of the home. A 2-foot cantilever is proposed on the south side <br /> of the second story. <br /> f. The setback distance from the home to the paved, traveled roadway is <br /> 35 feet due to the orientation of the road and the property line. <br /> g. The proposed 144 square foot shed will meet the required 10 foot side <br /> yard setback, the 15 foot setback from the side street, and the required <br /> 30 foot setback from the rear lot line. <br /> h. The shed is proposed to conform to City Code Section 78-1440 <br /> regarding consistent exterior materials with the principal structure. The <br /> opening for doors on the proposed shed will be less than 6-feet in <br /> width; no driveways are proposed to the shed. <br /> i. The Applicants have proposed to install or maintain existing vegetative <br /> screening around the shed to reduce the appearance of massing from <br /> the adjacent properties. <br /> j.
