The location of the <br />oversized accessory structure on the property with doors facing <br />towards detached garage require adequate area for maneuvering <br />movement for heavy equipment and large trucks stored in oversized <br />accessory structure. <br />Options of Action <br />Approval as j 'oposed. <br />Denial requiring structure to meet the 10' side and 10 <br />rear yard setback. <br />Any condition of approval should include the recommendations <br />of the Engineer regarding preservation of mature trees between <br />neighbor's fence and boulder wall on north lot line and the <br />trimming of the smaller, immature trees but allowing root <br />structures to remain. Although City has taken the position of no <br />responsibility for the possible collapse of the boulder retaining <br />wall and the possible damage to the garage, applicant may be best <br />advised to have a written letter from property owner to north <br />approving of boulder wall construction. <br />Additional Comments and Planning Connaission Recommendation <br />November 2, 1992 <br />Additional Exhibit <br />G - Miller Letter (neighbor to immediate north) <br />The Planning Commission unanimously approved the variances <br />required to allow the structural repair of the non-conforming <br />garage structure and the unapproved land alterations at north <br />side lot line. Review Exhibit G. The neighbor to the immediate <br />north has submitted the requested letter approving the boulder <br />wall at lot line.
