In order to control the multiple faunily densities on any <br />redevelopment plan for the vacant sites within Spring Park, the <br />City will implement open space and centralization requirements <br />which will control the amount of green space on the lot and require <br />the centralization or clustering of development on the lot. These <br />requirements will also control the visual impact of the <br />development. <br />Densities will be controlled through the following requirements; <br />1. Lot Area: Density <br />a. <br />b. <br />The ma:cimum density for multiple family dwellings will be <br />determined based on the following criteria: <br />(1) <br />(2) <br />(3) <br />(4) <br />(5) <br />(6) <br />(7) <br />Minimum base lot size of 15,000 square feet. <br />Compliance with required parking setbacks <br />Compliance with required parking standards. <br />Compliance with required building height <br />restrictions. <br />Compliance with the impervious surface standards <br />for the respective district. <br />Provisions for on-site storm water retention and/or <br />compliance with City storm water management plan. <br />Compliance with docking standards of the Lake <br />Minnesota Conservation District. <br />Multiple family developments shall contain open space <br />meeting the following criteria; <br />(1) At least twenty-five (25) percent of the total <br />development area shall be preserved as open space; <br />(2>Dwelling units or sites, land covered by road <br />surfaces, parking areas, or structures are <br />developed areas and shall not be included in the <br />computation of minimum open space; <br />(3)Open space shall include areas with physical <br />characteristics unsuitable for development in their <br />natural state, and areas containing significant <br />historic sites or unplatted cemeteries; <br />(4)The shore impact zone, based on normal structure <br />setbacks, shall be included as opon space. At <br />least fifty (50 percent of the shore impact zone <br />area of existing developments or at least seventy <br />(70) percent of the shore impact zone area of new <br />developments shall be preserved in its natural or <br />existing state. <br />I
