The City has developed <br />with a diverse lana mix including single family, multiple family, <br />commercial and manufacturing uses over its history. Future <br />development is anticipated to be primarily infill development. <br />Based on the historical development of the City, the^ direct <br />application of the shoreland standards would result in non- <br />conforming status for uses in all zones. The potential for much pr <br />all of the City to become non-conforming complicates landowners <br />rights, inhibits development, and affects the City's tax base. <br />• <br />In this regard, the City of Spring Park is requesting flexibility <br />from the shoreland standards in the following areas: <br />1. <br />2. <br />3. <br />4. <br />Lot Size <br />Residential Density <br />Impervious Surface Coverage <br />Building Height <br />The request for flexibility is based on background technical data <br />that has been physically inventoried and which is used to specify <br />areas in the standards which the City will reqfuire flexibility. <br />The request will also demonstrate how Spring Park will address each <br />flexibility item through its Zoning Ordinance. <br />5775 Wayzata Blvd.- Suite 555 • St. Louis Park.
