Woodland <br />Nick Duff. .Mayor, presented the City’s request. He beg» a by <br />distributing copies of two ists, one which summarizes seven <br />ways the City is more restrictive than the state standards <br />and one which lists four areas in which flexibility is <br />requested and gives rationale for the requests. <br />The City is more restrictive with respect to lot size, has a <br />25 foot setback from protected wetlands that are not public <br />waters, has a greater setback from roads, increased setback <br />for sewage systems, tighter impervious limits, stricter <br />standards for water—oriented accessory struct'ires, and a <br />larger lot size requirement for allowing guest houses. <br />Woodland is requesting a 50 foot structure setback from the <br />OttWL and is proposing to compensate for the reduction by <br />increased sewage system setback (75ft. vs. <br />50ft.). They also feel their larger lot requirement (2 <br />acres) and limits on house footprint (no more than 10% of <br />lot) will adequately compensate for any visual impacts <br />associated with the reduced setback. <br />A reduction in the lot width from 150 ft. to lOO ft. for <br />nonriparian lots is being requested so the City can keep <br />Just one width requirement for all its shoreland areas. <br />They also feel their larger lot size and fairly large aide <br />and front yard setbacks will mean little likelihood of lot <br />widths less than 150 ft. being requested. <br />Structure height is proposed to be limited to 35 ft. to be <br />compatible with their existing development which includes <br />numerous, very large homes. They feel the hilly topography <br />and large lota will reduce the impact. The City also uses a <br />definition of height which may be more restrictive in some <br />cases than that required by the DNR regs. <br />The last flexibility item involves the Groveland Assembly <br />Grounds. They want to continue applying much smaller lot <br />sizes and setbacks to this one area. It was developed many <br />years ago with residences on small individual lota, but with <br />much of the lakefront area free of structures and other <br />large, open areas within the development.
