Lawrenc« (hereinafter "the applicant*) on <br />June 24, 1992 filed a formal subdivision application with the City for <br />Approval of a two-lot residential plat of property legally described <br />AS Lot 4f Block 1, Tanglewood, Hennepin County, Minnesota, <br />(hereinafter *the property"); and <br />pi«. <br />I <br />'■ i - M ■ <br />WHEREAS, after due publi'ihed and mailed notice in accordance <br />with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br />AAd. Planning Codes, the Orono Planning Cosimission held a public <br />hearing on July 20, 1992 at whicli times all persons desiring to be <br />heard concerning this application were given the opportunity to speak <br />thereon} and <br />mOHMIAS, at their regular meeting held on August 10, 1992, <br />the Orono City Council considered the subdivision application olf Jams <br />P. Lawrence, noting the following findings of factt <br />1.The property is located within the RR-IB Single Family Rural <br />Residential Zoning District requiring a minimum of 2 acres <br />of contiguous dry buildable land within each newly created <br />lot. <br />k-2e Th« property contains a total of approxinately 5.53 acras <br />with a man«*made pond at approximately .25 acre in areas <br />m.' <br />■ “■ -iU- , <br />fm-.. t <br />3.The proposed plat contains 2 lots each exceeding the 2 acre <br />minimum lot area requirement as follows: <br />■r'&v <br />I® <br />Lot 1 “ 4.42 acres (excluding .25 acres of man-made pond) <br />Lot 2 • 2.13 dry acres <br />4. <br />Smi <br />■ 3^- <br />Per Stephen Weckman's memo dated July 14, 1992, both sites <br />have been found to h've adequate and suitable area for on <br />site septic development.
