The following mlnimuni <br />requirements shall be observed in an "R-3" District <br />stibject to additional requirements, exceptions and <br />modifications set forth in this Ordinance. <br />1. Lot Area: Density <br />a. The maximum density for multiple family <br />dwellings will be determined based on the <br />following criteria: <br />(1) Minimum base lot size of 15,000 square <br />feet. <br />(2) Compliance with required building <br />setbacks. <br />(3) Compliance with required parking <br />standards. <br />(4) Compliance with required building height <br />restrictions. <br />(5) Con^liance with the impervious surface <br />standards for the respective district. <br />(6) Provisions for on-site storm water <br />retention and/or compliance with City <br />storm water management plan. <br />(7) Compliance with docking standards of the <br />Lake Minnetonka Conserx'ation District. <br />2. Lot Width: 100 feet <br />3. Setbacks: <br />a. Street Side: No less than twenty (20) feet. <br />b. Side Yard: No less than ten (10) feet on any <br />side yard. <br />c. Rear Yard Abutting Another Lot: No less than <br />ten (10) feet. <br />d. Ordinary High Water Mark: No It js than fifty <br />(50) feet for development occurring after the <br />effective date of this Ordincince. <br />e.
