This would appear to be at an approximate 975' elevation. My first
exhibit with the red line shows the 100-year boundary I have
estimated. It pushes substantially into the lot and would result in
one corner of the home being about 40'from the boundary. (The
other two exhibits provide support for the red line.)
3. Part of the proposed primary septic site is shown very close to the
100-year high water mark (see my first exhibit).
4. The secondary septic site is shown much less than 10 feet from the
property boundary (what code would require).
5. Do we know yet what type of septic system is being proposed?
Perhaps consider one of the more conservative options to minimize
impact on the take.
6. As a suggestion, why not have the primary septic site at a higher
elevation and further from the lake (e.g., simply switch which sites
are primary and secondary)?
7. All existing homes surrounding Lydiard Lake to the north and east of
797 are at elevations of at least 990'. The proposed home would be
going in at approximately 982' .
8. Will any pilings need to be sunk or any fill brought in to complete the
construction as proposed?
I realize these issues will need to be addressed as the project unfolds, but
might it be a good idea to proceed cautiously before granting the average
Lakeshore variance at this time? This would allow the Council to consider all
required variances at one time, rather than piecemeal. As I have mentioned,
with the proposal as-is, there would likely already be a need to grant a
variance from the 150' home setback and the 10' septic setback.
Thank you for the opportunity to speak.
Sincerely,
Mark A. Doepke
265 Hollander Road
(612) 867-8829
mark@markdoepke.com
2
