Zoning Memo #1731 <br />June 4, 1992 <br />Page 4 <br />Additional Cooments and Planning Coaoiission Recomnendation <br />The applicant accepted the City's position that based on the <br />recently approved subdivision of a ioL line rearrangement that the <br />setback areas under consideration are front/street and side street <br />yards rather than as originally proposed (Application #1604) side and <br />rear street yards. Rood concurred that the pillars would be <br />maintained at a 3 1/2' height in the front street yard of the proposed <br />new building sites and he also agreed to maintain the 3' height for <br />plantings and fencing within the traffic visibility area at the <br />intersection of Navarre Lane and unimproved Hillside Place. Applicant <br />asked the Planning Commission to consider a 4 1/2' high pillar in the <br />side street yards of both properties which run along undeveloped <br />Hillside Place. <br />The Planning Commission approved applicant's request for a 4 1/2' <br />high pillar. The Planning Commission failed to set a deadline for the <br />required alteration of the pillars to be reduced in height within <br />front street yards and traffic visibility area. Staff would recommend <br />that applicant be given thirty days from the date of Council approval <br />to make the necessary adjustments in the pillars. The approval <br />resolution has been drafted to include this deadline. Council may <br />recommend another.
