The main-level addition will be cantilevered over the ground. The home is
situated within the 75-foot setback and partially within the average lakeshore setback, as close as 24
feet to the lake. The proposed addition will be 33.8 feet from the lake and will extend the line of the
lake facing wall of the home filling in a nearly 15-foot gap.

Practical Difficulties Analysis
Applicant Submittal Information: The applicant has identified the existing non-compliant setback of
the home, the existing nonfunctional interior layout, and problematic roof drainage as practical
difficulties supporting the requested variance(s). Additionally, they have provided supporting
documentation regarding Practical Difficulties attached as Exhibit B, and should be asked for
additional testimony regarding the application.

Planning Staff Practical Difficulty Analysis: Regarding practical difficulty, Staff finds that the
proximity of the home to the lake prevents any structural or massing modification. The proposed
changes appear to resolve the issues with roof drainage. The existing home’s location is a practical
difficulty.

LOT ANALYSIS WORKSHEET

Section 78-305 & 78-1279 – Setbacks:

LR-1A Required Existing Proposed
Rear / Street 50’ 100’ Existing Home +100’ Addition
North Side 30’ ±7’ Existing Home ±81’ Addition
South Side 30’ ±28’ Existing Home 36.5’ Addition
Lakeshore 75’ 24’ Existing Home 33.8’ Addition
Average Lakeshore
The existing home is approximately 55’ lakeward of the
diagonal average lakeshore setback line.
