McCurdy was further <br />advised that Council would allow 60 days for him to submit an <br />updated survey in order to complete the variance and building <br />permit review (April 10, 1992). McCurdy submitted to the City an <br />updated survey and hardcover inventory on March 31, 1992. The <br />application was re-scheduled before the Council at their April <br />13th meeting at which time Council directed staff to place the <br />application on the Planning Commission's agenda for the upcoming <br />April 20th meeting. Council advised the applicant that the <br />application would then be presented for Council's review at the <br />April 27th meeting as applicant expressed concerns with further <br />delays in review of application. Please review Exhibit G, <br />applicant's addendum submitted since Planning Commission review. <br />Pertinent Ordinance <br />Section 10.22, Subdivision 2 - Hardcover excess exists <br />within 75-250' setback area where additional structural hardcover <br />is proposed. No increase in hardcover will result with this <br />proposed construction. <br />Current Hardcover Review <br />Based on revised survey and updated hardcover inventory <br />submitted on March 31, 1992: <br />0-75' setback area = 7,600 s.f. <br />Allowed = 0 s.f. <br />Existing = 1,022 s.f. or 13.45% (In 1986 review, staff <br />reported no hardcover within the 0-75' setback <br />area.) <br />75-250' setback area = 18,110 s.f. <br />Allowed = 4,528 s.f. or 25% <br />Existing = 6,990 s.f. or 38.6% (1986 staff hardcover <br />inventory reported 5,907 s.f. or 28.6%.)
