The additional space <br />will serve for storage of a boat and other items. Approximately <br />s.f. of additional paving is proposed along the north side of <br />^e structure expanding additional paved area. The improvement <br />meets all required setbacks of the lakeshore residential <br />district. The improvement does result in approximately 650 s.f. <br />of additional hardcover in the 75-250’ setback area where there <br />already exists excessive amounts of hardcover found to be at <br />29.5%. Please note hardcover is proposed at an additional 650 <br />s.f. and not 606 s.f. as shown in applicants hardcover facts. As <br />a result of this improvement, hardcover in zone will be at 1,742 <br />s.f. or 7.17%, over the allowed 25%. Review Exhibit D. Note <br />topography adjacent to proposed addition, building permit must <br />show how positive drainage is to be maintained. Based on 1' <br />contours it would appear retaining walls will not be necessary. <br />Structural coverage on this property that contains a little less <br />than 1 acre is proposed at 7.3%. <br />Hardship Statement <br />Please review Exhibit A, applicants statment on application <br />form. Applicant notes the following; <br />Existing 10% slope of driveway requires maintaining <br />driveway area for accessibility of getting in and out. <br />Review Exhibit H. <br />Location of house on lot. <br />3.Additional 2.6% increase is insignificant in <br />considering the lesser amount of hardcover within the <br />250-500' setback area at 7.69%. The area within the <br />75-500* setback area is 31,959 s.f., total hardcover <br />within the area is proposed at 8,390 s.f. or 26.2% <br />(existing «= 7,740 s.f. or 24.2%). <br />Commission members may wish to consider existing paved area <br />for backing out purposes when visiting site. If owners' cars <br />were parked within garages, the 27' to 28' backout area from <br />garage could serve visitors. If paved area along northwest side <br />is removed, vehicles will be forced to east side where elevations <br />are steeper. There is no doubt that paving is excessive on the <br />property and the paving improvements appear to be the only <br />improvement that may be considered for removal.
