We would like to rezone the site to RPUD - Residential Planned <br />Unit Development to be consistent with the Comprehensive Plan’s recently approved <br />density for this site. <br />• Front yard setback variance: We will be seeking a variance for reducing the front yard <br />setback from 50’ to 35’ from the property line. As this is a residential planned unit <br />development, we would like to request the city’s flexibility in the required front yard <br />setback based on circumstances that are unique to this site. The development is <br />separated from Wayzata Boulevard by a landscaping berm and dense foliage, which will <br />provide a natural buffer for the development. Furthermore, this reduction in the front yard <br />setback will allow us to not need to encroach upon the wetlands further south from the <br />proposed buildings. <br />Conclusion <br />With this development, we aim to provide an attractive housing product to the City of Orono that <br />offers environmental remediation to this site. We believe that, after years of study, this is the <br />best possible approach to environmental remediation and development for this site. The multi- <br />family townhome flats will provide a much-needed supply of housing to the City of Orono and <br />will be marketed towards empty-nesters and seniors whose lifestyles match the amenity <br />offerings and lifestyles offered by this product. <br /> <br />151
