<br /> <br /> <br /> <br /> Lake West Development | 14525 Highway 7, Suite 265, Minnetonka, MN 55345 | (952) 930-3000 <br /> <br /> <br />5 <br /> <br />Amenities <br />Eisinger Meadows will feature a variety of resident amenities, starting with a pool, grill <br />area/outdoor kitchen and fire pit. At the south end of the development, between the townhome <br />flats and the landscaping berm, a large multi -purpose recreation area wi ll feature tennis courts, <br />pickleball courts, a community garden, a fenced -in dog area, an indoor gymnasium, and an <br />open flex space. A seating area will be carved into the berm facing this flex space, allowing it to <br />function as a stage or performance area. <br />Wetland Protection/Waste Clean -Up <br />A high priority when developing this property will be to undertake a necessary environmental <br />clean-up. The westerly portion of the site, approximately 12 acres, was operated as a sanitary <br />landfill from approximately 1958 through 1972, with additional road construction demolition fill <br />placed on the property up to about 1993. The dumped material, which was capped with soil and <br />was leveled to an even grade , created a small peninsula that extends south from Wayzata <br />Boulevard and into the wetland. <br /> <br />Currently, there are a variety of materials along the slope of the landfill, which include concrete <br />debris, asphalt/bituminous debris, metal, wood, and other miscellaneous trash. A series of soil <br />excavations and tests were conducted in 2014, 2016, and 2023 to determine the extent of the <br />debris buried on site. We have determined that the northern portion of the lot is relatively <br />uncontaminated, but larger amounts of debris can be found further south along the peninsula <br />which will need to be removed and relocated. Tests were also conducted to determine if any <br />contaminants including polychlorinated biphenyls (PCBs) or asbestos were present in the soil, <br />but none were detected. <br /> <br />Through a phased construction process, we will undertake an administrative lot line adjustment <br />to isolate the first phase of the development, which we’ve identified as the five buildings laid out <br />in a row at the north end of the property (108 units). <br /> <br />The second phase of the project will consist of the rest of the development to the south of the <br />first phase, which includes two 24-unit buildings and the open recreation space. <br /> <br />As the environmental clean-up and restoration efforts proceed, we will grade the entire site and <br />move the soil, waste and contaminated soil out of the water table and towards the south end of <br />the property. We will condense the waste and debris into a landscaping berm which we will cap <br />with unpolluted material to prevent seepage into the wetland area.
