Purpose: <br />The applicant is requesting informal feedback on a proposed rezoning and subdivision project. <br />2. Background: <br />The applicant owns and resides at 2480 Carman Street. This property is a long and narrow lot that is divided <br />by an inlet. The total land area of the parcel is 1.85 acres with approximately 1.04 acres north of the inlet and <br />0.75 acres south of the inlet. The property is also split zoned with the northern portion of the lot zoned LR-1C- <br />1 and the southern portion zoned LR-1B. <br />The applicant is proposing to rezone 4 parcels to the south of the inlet; 2470 Carman Street, 2490 Carman <br />Street, and the southern portions of 2474 and 2480 Carman Street. The proposal would allow lot splits to <br />occur for 2474 and 2480 Carman Street that would result in compliant and conforming lots to the north and <br />south of the inlet. The rezoning would bring all four lots into conformity. Currently all of the proposed parcels <br />are all less than an acre which does not conform to the 1 acre minimum of the LR-1B zoning district. If the <br />parcels are rezoned the applicant would move forward with a plat application process to subdivide the parcel. <br />3.
