Land use plan is a chapter of the Community Management Plan and means a combination of policy
<br /> statements,goals, standards, maps and action programs for guiding the future development of private and
<br /> public property. The term includes a plan designating types of uses for the entire city as well as a
<br /> specialized plan showing specific areas or specific types of land uses, such as residential, commercial,
<br /> industrial, public or semipublic uses or any combination of such uses. A land use plan may also include
<br /> the proposed densities for development.
<br /> Lot means a tract,plot or portion of a subdivision or other parcel of land intended as a unit for the
<br /> purpose,whether immediate or future, of transfer of ownership or for building development. Every
<br /> platted lot shall be a Buildable Lot or an outlot.
<br /> Lot area means the area of a lot in a horizontal plane bounded by the lot lines, but not including
<br /> any area occupied by the waters of a duly recorded lake or river or wetland or area which has been
<br /> dedicated as public right-of-way.
<br /> Lot, back, means a lot typically separated from a public or private road by another lot and which
<br /> gains access to the public or private road via a narrow corridor. Such a separated lot is considered to be a
<br /> back lot when the corridor is platted as an outlot.A separated lot is considered to be a flag lot when the
<br /> corridor is platted as part of the lot. When the corridor is merely an easement over another lot,the
<br /> separated lot is considered to be an easement back lot.
<br /> Lot, buildable, means a lot or combination of lots or outlots which meet all of the requirements of
<br /> chapter 78 and this chapter for the intended purpose.
<br /> Lot, corner, means a lot situated at the junction of, and abutting on,two or more intersecting
<br /> streets, or a lot at the point of deflection in alignment of a continuous street,the interior angle of which
<br /> does not exceed 135 degrees
<br /> Lot,front, means a lot abutting a public or private road across which an outlot has been platted for
<br /> access to a back lot.
<br /> Lot, outlot, means a lot depicted on a final plat which intended for open space preservation, access,
<br /> future development or other use. .
<br /> Lot width means the horizontal distance between side lot lines measured at the following locations:
<br /> (1) For lots which do not abut a lake or tributary, at the rear of the required front yard, measured
<br /> parallel to the front lot line.
<br /> (2) For lots which abut a lake or tributary, at the shoreline measured in a straight line between the
<br /> points at which the side lot lines intersect the OHWL, and at the required structure setback from
<br /> the OHWL,measured in a straight line between the points of intersection of the side lot lines with
<br /> the structure setback line.
<br /> Natural feature means any naturally occurring physical phenomenon, including lakes, streams,
<br /> flowage areas,marshland, wetlands, floodplains, slopes, unusual soil pockets,and rock outcroppings.
<br /> Nonresidential subdivision means a subdivision for which the intended use is other than residential,
<br /> such as commercial or industrial.
<br /> Official controls and controls mean all provisions of this Code, ordinances and regulations which
<br /> control the physical development of a city, county or town or any part or any detail,and implement the
<br /> general objectives of the comprehensive plan. Official controls may include ordinances establishing
<br /> zoning and subdivision controls, site plan regulations, sanitary codes, building codes and official maps.
<br /> Official map means a map adopted in accordance with Minn. Stat. § 462.359 which may show
<br /> existing and proposed future streets,roads and highways of the city and county;the area needed for
