(7) A portion of a conforming lot may be separated from an existing parcel as lona as <br />the remainder of the existing parcel meets the lot size and sewage treatment <br />requirements of the zoning district for a new lot and the newly created parcel is <br />combined with an adjacent parcel. <br />SECTION 2. The following language is hereby added and deleted from Section 78-563(b) of <br />the Orono City Code: <br />(b) Nonconforming substandard properties. Restrictions applying to nonconforming uses <br />shall not apply to record lots which are substandard in lot area or lot width but which are <br />being used in conformance with this division: <br />(1) Record lots which are less than 2.0 acres in dry -buildable lot area and/or less than <br />200 feet in lot width became substandard lots on January 1, 1975, the effective <br />date of Ordinance No. 172. <br />(2) Record lots, which are greater than 2.0 acres in dry -buildable lot area, but are less <br />than 5.0 acres in dry -buildable lot area, became substandard lots on January 13, <br />1983. <br />(3) Substandard record lots may be used or developed pursuant to section 78 568(6) <br />and (7)Z& -=7=2(=c=). <br />SECTION 3. The following language is hereby added and deleted from Section 78-568(4) of the <br />Orono City Code: <br />(4) Subdividable record lot inventory. The f lle A4 g eer- a Record lots 1 through 4 <br />inclusive are established, each of which is determined to have a dry -buildable lot area in excess <br />of 10.0 acres per owner. Therefore, each of the fellem4ag record lots 1 through 4 inclusive may <br />be subdivided into two or more lots in conformance with the minimum lot area requirements of <br />this section, subject to subdivision application and approval pursuant to subsection (3) of this <br />section and to Chapter 82.
