Zoning File <br />January 12, 1993 <br />Page 3 <br />area of 15,000 s.f. and a 100' lot width. A building permit was <br />issued on December 1, 1956 to construct the former residence. The <br />plat of Maxwell Bay Addition to Crystal Bay was approved August 29, <br />1921. Obviously there were no zoning standards at that time, but <br />in 1956 the subject property would hav'c satisfied the current <br />zoning in effect at that time (15,000 s.f. area and 100' l?.t <br />width). Note that a lot width variance has not been required as <br />property is sewered and meets 80% of the required lot width of 200' <br />at the street setback line. In the Crystal Bay area, residential <br />lots average 0.50 acre in area and lot widths ranjo from 50' to <br />100' . <br />Hardship Statement <br />Please review Exhibit A. Applicant notes the inability to <br />expand lot lines or acquire additional lands. Refer to Exhibit G, <br />-he sketch that outlines the conforming building envelope. A <br />principal structure could not be placed on the property meeting all <br />required setbacks for the RR-IB zoning district. Applicant notes <br />the fact that although property is one-half acre in area, j.t is <br />subject to the two acre standards. The obvious hardship is that <br />the structure was lost in a fire and now must be replaced. It is <br />the desire of the applicant to make use of the existing footings so <br />that structure can be rebuilt j.n the same building envelope. <br />Isv
