Proposed <br />setbacks are similar to the pattern of development on <br />adjacent properties. <br />B. Level of pond or adjacent tributary is determined by the <br />existence and maintenance of dam that creates artificial <br />ponding. <br />C. Increase runoff from the proposed construction will not <br />run directly into the pond but drains first to west over <br />a longer grassed route that eventually would reach the <br />pond. <br />E. Area in front of dam is a large sediment basin. Current <br />proposal will minimize need for excavation and will take <br />advantage of existing contour. <br />F. Unique topographic features that includes the creek that <br />Intersects along the east side of the property c.'-eating <br />a dry buildable island to the east side of creek.
