Zoning File #1874 <br />October 14, 19^3 <br />Page 2 <br />Discussion <br />This marina was subject to a commercial site plan review in 1990 which resulted in the <br />adoption of Resolution #2891 granting a number of variances for remodeling the entire site The <br />approved site plan, attached as Exhibit h. provides for 42 parking spaces. .i club house building, <br />decks, walkways, and clearly defined landscape areas. <br />Note that the current owners had sold the property on a contract in the 1980s to Gerald <br />Toberman. Toberman went through the application prcKess and got approval for the site <br />remodeling, then reneged on the propeny Mr. DeSantis and Sailors World got the property <br />back and pnx:eeded to carry- out the improvements which Toberman had had approved <br />A significant percentage of the approved site plan has been cttmpleted. i.e. the club house <br />has been built, many of the walkways are in place, the grassed area between the club house and <br />the lake is in place, and the gravel base for the parking lot is ready to be paved. <br />Four-fifths of the area of the site is within 75’ of the shoreline. In this 0-75’ zone. <br />63.4% hardcover was allowed, which was a reduction of 10% over the pre-existing hardcover. <br />75-250’ hardcover was approved at 84% <br />The property owners have found that the club house building does not provide adequate <br />storage space for equipment needed to operate the marina The applicant indicates that storage <br />space for slip customer property is needed, as well as storage space for merchandise to be sold <br />in the ship’s store, and the maintenance equipment for the site including winter bubbling <br />equipment, lawn mower, etc <br />It can certainly be argued that storage issues should have been dealt with by applicants <br />before they commenced the site renovation Applicant ru'tes that when they got the property <br />back, they proceeded w ith the approved plan rather than requesting further revisions at that time, <br />not wishing to risk i 2 3 month delay and possible expiration of the 1990 approval. <br />Issues for Discussion <br />Is there any reasonable way to create the needed storage space wuhiii the contines <br />of the existing building ’ <br />If not. are twa> storage mtxJules needed, or would |ust one sutfice’ Does a <br />hardship exist to justify variances for any storage building on this site’ <br />If It IS reas(';;.i'i>le to allow one or two storage modules ti> be placed on the site, <br />what l(Kationis) w»)uld be most appropriate* <br />I <br />j
