storage module as an amendment to the commercial site plan originally approved per Resolution <br />No. 2891 on October 22. 1990, subject to the following conditions: <br />1. <br />2. <br />4. <br />5. <br />6. <br />7. <br />8 <br />One 8’ X 8’ X 20’ storage module may be located in parking stall ^34 per the site <br />plan attached to this resolution as Exhibit B. <br />The storage module shall be free standing and shall have no foundation in order <br />to preserve its mobility. <br />3. The storage module ’s garage doors shall face away from County Road 15. <br />'Fhe storage module shall be screened frt>m street view by an integrated landscape <br />plan that shall include evergreen plantings of a size and spacing to provide at least <br />a 50% screening of the module in the first year, with potential in three years to <br />be 100% screened along the County Road 15 side and the south end. Screening <br />shall not be allowed to interfere with vehicle site distance for vehicles exiting the <br />site. <br />Tlie module shall remain on the site only as long as an off-site parking agreemc;.^ <br />with the Art Center or other entity remains in effect. <br />In conjunction with the approval of this storage module, no storage of materials, <br />equipment, or boats shall occur in any of the non-hardcover landscape areas <br />indicated on the site plan. <br />I'or zoning purposes, applicant shall obtain a pennit from the City prior to <br />installation of the storage module. <br />Prior to issuance of the above m)ied permit, applicant shall legally combiiK the <br />two tax parcels. <br />Authorities granted by this v iriance run with the property not with the applicant, <br />but are pennissive only and must be exercised by application foi a building <br />|K*rmii within one year of the date of Council approval, or this variance will <br />expire on that dale (December 13, 1994). <br />Page 4 of b
