(set 4>AAf ^rA'C’t) <br />ORDINANCE NO., SECOND SERIES <br />AN ORDINANCE TO AMEND THE MUNICIPAL ZONING <br />CODE AND SUBDIVISION CODE BY DEFINING <br />STANDARDS FOR THE CREATION AND USE OF LOTS <br />WHICH DO NOT ABUT A PUBLIC OR PRFV'ATE ROAD <br />1 HH CITY COUNCIL OF ORONO ORDAINS AS FOLLOWS: <br />SECnON I. Municipal Zoninp Code Section 10.02 and Municipal Subdivision <br />Code Section 11.03, Subdivision 2 are each hereby amended by adding the following detinition: <br />"Lot-Rack " - A lot typically separated from a public or private road by another lot and <br />which gains access to the public or private road via a narrow corridor typically 10’ to <br />50’ in width, which corridor is platted is an outlet. A back lot is considered to be a <br />"flag lot" when said corridor is platted as part of the back lot rather than as an outlot. <br />When aid corridor is merely an easement over another lot, the back lot is considered to <br />r. :.n ■■easement backJoLL. <br />luK '7.^4- Ff0^4“^ <br />Muflliipal Zoning Code Section 10.03 is amended by adding <br />Subdivision 27 which shall read as follows: <br />Subd. 27. Special Standards for Rack I.ots Created After January 1, 1994. Back lots <br />as defined in this section which were created as part ot a subdivision that received <br />preliminary subdivision approval after January 1, 1994 are subject to the following <br />special rctjuircments Hi addition to the standards reejuired in Section 11.31, Subdivision <br />5 of the Orono Subdivision Cixle: <br />A. Dimensional standards for back lots shall be as follows: <br />1. Lot area shall be l.*^0% of the .*oning district requirement <br />Lot width measured parailel to the street at tlie rear of the street <br />yard of a lakeshore back lot. or at the rear of the front yard of a <br />nonlakeshore back lot, shall meet the zoning district width <br />requirement. The street yard or front yard for any back lot will <br />be a yard starting at the point where the narrow access outlot <br />corridor ends and the creditable lot area begins. Lakeshore back <br />lots shall meet the lot widths standard at the shoreline, at the <br />Iakcsht>re setback, and at the rear of the succt yard <br />J
