ORDINANCE NO., .SECOND SERIES <br />AN ORDINANCE TO AMEND THE .MlJNIUl’AE ZONING <br />CODE AND SUBDIVISION CODE BY DEFINTNT; <br />S l ANDARDS FOR 1 HE CREATION AND USE OF EOlS <br />WHICH DO NOr ABUT A PUBLIC OR PRIVA I E ROAD <br />Tin* CITY COUNCIL OF OkONO ORDAINS AS FOLLOWS: <br />SF.CTION 1. Municipal Zoning Code Section 10.02 and Municipal Subdivision <br />Cod2 Section 11.03, Subdivision 2 are each hereby amended by adding the following definitions: <br />"Un-Back" - A lot typically separated from a public or private road by another lot and <br />which gains access to the public or private road -'ia a narrow corridor. Such a separaied <br />lot is considered to be a 'back, lot" when the corridor is platted as an outlot. A separated <br />loi is considered to be a "Hag lot" when the corridor is platted as part of the lot. When <br />the corridor is merely an easement over another lot, the separated lot is considered to be <br />an "ca.sement back lot". <br />"Un-Front" - A lot abutting a public or private road, across which an outlot has been <br />platted for access to a back lot. <br />SECTION 2. Municipal Zoning Code Section 10.03 is amended by adding <br />SuWiv ision 27 which shall read as follov^ <br />Subd. 27. .Special Standards foi Lack Lots Created After January 1, 1994. Back lots <br />as defined in this section which were treated as part of a subdivision that received <br />preliminary subdivision approval after January 1, 1994 are subject to the following <br />special requirements in addition to the standards required in .Section 11.31, Sulxlivivion <br />5 of the Orono Sulxlivision Ctnle: <br />A.Dimensional standards for back lots shall lie as follows: <br />1 <br />2. <br />Lot area slutll be 150*1 of the zoning district requirement. <br />U>l width measured parallel to the front or street h>l line at the <br />sliect \.inl setback line of a lakeshorc back h>l, or at the front yard <br />setback line of a nonlakeslu re back lot, shall meet the /oninj <br />district width requirement I'hc sttcel yard or front yard for any <br />back h»t will be a yard starting wlurc the narrow access outhit <br />corridor ends ,tiul tire lot begins l.akeslxire back lol.s shah meet <br />the lot width sla^klard at the sluneline. at the lakeshore setback <br />line, and at the street yard setback line.
