Although the total area of each <br />u prelim^ary plat, there is no indication of wetlands or dry <br />bundle areas on the individual parcels. We might consider this from the stand­ <br />point of both conservation easements and calculating dry buildable areas as <br />required by code - 2 acres (87,120 sq. ft.). <br />The proposed road, although exceeding 500 ft. in length,is indicated as 50 ft. <br />vade. Our policy has been 60 ft. on roads exceeding 500 ft. in length. We've <br />been requiring easements on private access roads which include the underlying <br />easement on the road and utility and drainage easements along the road. Any other <br />drainage easements should be determined after review and recommendation by the <br />City enpneer. I might also suggest the private access road be designated as a <br />single tract for simplification of description. <br />pie location of the Lawrence residence is indicated on the map.
