He introduced <br />Mr. Jim Olson of Bonestroo, the engineering <br />firm retained by the City of Orono for review <br />of this plat. <br />COLPEPPER LAND COMPANY <br />(NESLUND) <br />40 ORONO ORCHARD ROAD <br />SUBDIVISION (PRELIMINARY) <br />REPORT BY ENGINEER <br />JIM OLSON OF BONESTROO <br />(#306) <br />Mr. Olson gave an oral presentation from the <br />written report he had previously submitted to <br />the City. Their findings are based on the <br />map, report and recommendation of the Hennepin <br />County Soil and Water Conservation District <br />and are as follows <br />The proposed plat is approximately 45 acres in <br />size and is located in the northerly part of <br />the City and adjacent to the City of Long Lake. <br />The proposed plat is bounded by the Burlington <br />Northern Railroad, the Luce Line Trail, Orono <br />Orchard Road and the City of Long Lake. The <br />area is heavily wooded except for a small por <br />tion on the west and contains several low, <br />marshy areas. <br />It is understood that the zoning requirements <br />include a 2 acre minimum lot size and that sani <br />tary sewer service is not contemplated for the <br />proposed plat. Therefore, the ability to provide <br />adequate soil absorption sewer systems for each <br />lot is critical to the development of the plat <br />and a major criteria. <br />The following comments relative to soil types <br />have been taken from the Hennepin County Soil <br />and Water conservation District Report. <br />Peaty Muck (Pa) - The water table in these organic soils is above or <br />near the surface the entire year. These soils are unsuitable for the in <br />stallation of any soil absorption system . The peaty muck soils are shown <br />in green on the enclosed map. <br />Glenco (Gc) and Hamel (Ha) - Has the highest water table during the <br />year either at or within 1 foot of the surface. This water table may per <br />sist for several months during the year. Installation of any subsurface soil <br />absorption system in this soil obviously would not allow the minimum recommended <br />separation. The mound system is designed for soils v;ith periodic high water <br />tables. However, the water table must not be higher than 2 feet below the sur <br />face for the mound system to function effectively. Installation of any soil <br />absorption system on this soil is not recommended.
