He had purchased additional land <br />allowing all five lots to meet the necessary requirements. <br />Each lot contains at least 2 acres of dry buildable land <br />(87,120 sq. ft.). Hannah moved, Hake seconded, to approve <br />as submitted subject to a Park Dedication Fee and easements <br />be granted for the roadway which is noted as 50’ wide with <br />a 50’ radius cul-de-sac, with the easement marrowing to 30* <br />along the north side of Lot 5. Motion - Ayes (7), Nays (0) . <br />KLAUS BECKER <br />511 N. FERNDALE <br />SUBDIVISICN (PRELIMINARY <br />REVISED (#156) <br />The-Asst. Zoning Administrator explained that no additional <br />material had been submitted; however, Mr. Jim DeSplinter <br />had just approached him and stated he had just signed a <br />purchase agreement for this property. Mr. DeSplinter <br />requested that the Planning Ccmimission give him a future <br />time limit to submit necessary information. The Canmission <br />informed the new applicant that he should provide information <br />on the proposed driveway and what he intended to build, and <br />to also provide a survey. Hake moved, Guthrie seconded, to <br />table this matter to allow the applicant to submit the necessary <br />data as requested at the September 9, 1976, meeting. Motion - <br />Ayes (7), Nays (0). <br />ROBERT JOHNSON <br />1121 ELMVOOD AVENUE <br />VARIANCE - LOT AREA 6 WIDIH <br />(#164) <br />Mr. and his Attorney Doug Carney were present. They <br />resubmitted the original subdivision proposal after having <br />the Planning Commission Menbers visit the site again. <br />Mr. Ryan had studied the area again and feels that the only <br />acceptable way to subdivide is with two lakeshore lots. <br />Any other way would interfere with his driveway and garage. <br />Some members felt that the lot lines could be arranged to <br />meet the lot width requirement at the building line. After <br />a brief discussion, Pesek moved. Hake seconded, to accept <br />this subdivision proposal based on tlie following: <br />TOM RYAN <br />1060 TQNKAm ROAD <br />SUBDIVISION (PRELIMINARY) <br />(#170) <br />It is consistent with land - lot on either side is <br />of same width. <br />County approval of any new access road to the south <br />parcel. <br />Two Park Dedication Fees be paid. <br />Ponding area is retained as is. <br />Motion: Ayes - 4 (Pesek, Hake, Guthrie, Hannah), Nays - 2 <br />(Dunlap, Van Nest), Abstain - 1 (McDonald). <br />Chairwoman Dunlap stated as minority opinion that she is <br />opposed because Ais is a new subdivision and cannot vote <br />for any new subdivisions requiring variances. <br />Mr. Olson informed the Comnission that the applicant had <br />no new infoimation at this time. Necessary information <br />would be submitted at the next meeting. Hannah moved, <br />Gutl'.rie seconded, to table this application until the <br />November 1, 1976, meeting.
