Zoning Administrator <br />June 1, 1977 <br />Donald Scott - 200 South Willow Drive <br />Subdivision (Preliminary) <br />This proposed subdivision is adjacent to the Luce Line Trail and is on all dry, <br />partially wooded land except for one very small comer of Lot 4. The total <br />property is 19.88 acres and each proposed lot would exceed tlie minimum 2 acre, <br />200 ft. width requirements. Approval would be subject to a park dedication <br />fee of lh% of the land value or a minimum of $1,500.00 for the 6 lots. <br />% <br />Copies of this have been sent to the City Engineer and Road Supervisor for their <br />comments on drainage and access. A public hearing has been scheduled for <br />June 20, 1977. <br />PLANNING CONTIISSION MliETING - June 20, 1977 <br />Public hearing with applicants present. Planning Commission and applicant <br />received copy of City Engineer's letter. Discussed drainage requests by the <br />engineer. Recommended approval subject to engineer's letter, receiving an <br />access easement dedication underlying Outlot A, and a park dedication fee. <br />COJNCIL Ml:EriNG - June 27, 1977 <br />Approved preliminary plat subject to Planning Commission conditions. <br />STAFF - August 5, 1977 <br />Mr. Scott wishes to begin construction of his new home on proposed Lot #5. The <br />proposed location exceeds all minimum zoning requirements and a septic system <br />design has been approved by staff. Because no other building presently exists <br />on the entire undivided parcel, my recommendation is to allow this one permit <br />vhile the plat is in preparation. <br />COUNCIL MEETING - August 8, 1977 <br />Approved one building permit for owner/occupant as requested as site pl'^4- <br />indicates all setback requirements would con^ly with code. <br />STAFF - September 6, 1977 <br />Received final plat drawings and copy of title opinion. The requested easements <br />appear on the drawings. The market value of the entire pro^rty is listed as <br />$40,000 which means the park dedication fee is the minimum $250 per lot, $1,500 <br />total (of which $250 was paid with the building permit leaving $1,250 to be paid) <br />Note that the final approval of title must be assured by the attorney - there may <br />be some items yet to be cleared up before presentation to Council.
