<br />as follows: Beginning at a point, on the West line of the Northwest
<br />Quarter of Section 3 in Township 117, Range 23, and 1765.5 feet
<br />North of the Southwest comer of said Quarter Section; thence

<br />(The following description is suggested in lieu of the above,
<br />namely: That part of the West 1300 feet of the South 1765.5 feet
<br />of the West half of the Northwest Quarter, Section 3, Tovniship 117,
<br />Range 23, lying North of the Northerly right-of-way line of the
<br />former Chicago b Northwestern Railway Company (also knoum as the
<br />right-of-way of the Electric Shert Line Railway Company).
<br />Gentlemen:
<br />We have examined the title to the above described premises as shown
<br />by an Abstract of Title last certified to Novciiiljer 12, 1976 at 7:00 A.M. by
<br />Title Insurance Company of Minnesota, and by our inspection of the records in
<br />the office of the County Recorder, Hennepin County, Minnesota, as of Apral 2A,
<br />1977 at 7:00 A.M. Based upon such examination, we are of the opinion that as
<br />of April 2A, 1977 at 7:00 A.M. fee title to said premises was vested in LUCE LINE
<br />INDUSTRIAL COMPANY, aka Luce Line Industrial Co., a partnership, subject to the
<br />rights of Donald J. Scott, as vendee under a Contract for Deed, free and clear
