This is the last lot of the
subdivision and the area is sewered.
Mr. Novotny, adjoining property owner, was present. Hie
Planning Comnission explained to him that this area was
originally zoned 1/2 acre. This area was rezoned to one
acre in January of 1975 with the understanding that it
would probably be necessary to grant some variances.
Hassel moved, McDonald seconded, to approve this variance
s^ject to a park dedication fee and there is no addi
tional land available.
Motion - Ayes (6), Nays (0).
Mr. Keith Sjodin, Attorney for Waconia Homes, arrived and
the Planning Commission discussed this proposal with him.
Mr. Sjodin indicated Waconia Homes interest in purchasing
Lots 6 and 7 to confcine with Lots 1-5 as two building
sites. As with Mr, Doerfler, the Planning Commission
indicated to Mr. Sjodin that regardless of idiat lot
rearrangement was negotiated, only two building sites
would be possible for the entire block (Lots 1-10).
The Planning Comnission informed Mr. Sjodin that this
matter had been tabled to allow time for checking into
the status of the property.
Chairman Hannah announced that he would not be parti
cipating in this discussion and hfeniber IfcDonald
chaired this item.
The Zoning Administrator stated that Mr. Rhode is
r^uesting a variance on a substandard lot. A
similar variance was approved several years ago on
the same lot. ^proval at that time was conditioned
on the removal of the carriage nouse. Current pro
posal requests the use of the existing structure.
The Planning Cammission reviewed the revised site
plan with Mr. Rhode and the two adjoining neighbors,
Mr. Becker and Mr. ^ Mrs. Lauer. Proposed site
appears to be a little too far forward. However,
moving the house location back to the 30* setback
line would result in an encroachment on the Lauer*s
to the west. The Zoning Administrator suggested
that it might be best to come to a happy medium and
locate the front of the house midway between the
proposed location and the average setback line.
KEN ROELOFS *
2605 LYDIARD CIRCLE
VARIANCE - LOT AREA ^ WIDn|
(1252)
VIRGIL DOERFLER
4799 TONKA VIEW
VARIANCE - LOT AREA
(#249)
JACK RHODE
1410 BOHNS POINT ROAD
VARIANCE - LOT AREA 6 WIDTH
REVISED PLANS
(#210)
