Planning Commission dis <br />cussed their request for construction of an addition and <br />detached garage. Proposed addition on rear of hone meets <br />all setback requirements. Hwever, a lot area and width <br />variance would be necessary. <br />There was a lengthy discussion concerning the proposed <br />location of garage so close to the street. Because of <br />the steepiess of present driveway, the Stew’art^s would <br />like the gaiage located as far forward as possible to <br />reduce construction problems. Existing drivew'ay would <br />be filled in. The Asst. Zoning Administrator suggested <br />locating the garage in line with the home with the <br />garage doors opening off the south side thereby allow <br />ing a turn around and reducing the visibility problems <br />on the road. The Stewart’s felt this would be too <br />costly. The Asst. Zoning Administrator stressed that <br />foundation provisions ;>:id costs would appear to be <br />very similar whether the garage is located as shown or <br />would be located farther back over the existing drive <br />way. Applicant was also concerned about using his <br />existing steep driveway in the winter. <br />After some discussion, Hassel moved, NfoDonald seconded, <br />to reco)i«iieT- i approval of the small rear addition to <br />the home and also approval of the indicated location <br />for the garage with the desire that the applicant <br />investigate the possibility of relocating the garage <br />doors and drive access from the front (west) to the <br />south side. <br />Motion: Ayes (3), Nays (1) - Hurr, Abstain (1) - Guthrie. <br />Mr. Olson presented the mylars and hardshells and stated <br />tliat the final plat is the same as preliminar)’’ previously <br />approved. Planning Commission reviewed letter from <br />County Highway Department requesting an additional 17 ft. <br />of right of way. Determined that the additional right of <br />way on the narrow access drive would be a hardship to the <br />applicant at this late date. <br />Hosfield moved, Hassel seconded, to recommend approval of <br />the final plat subject to a park dedication fee. Motion ■ <br />Ayes (5), Nays (0) . <br />Asst. Zoning .Administrator stated that applicant is <br />requesting approval of a lot area variance for construction <br />of a new home. Application was tabled several times. <br />Council requested that the applicant provide a purchase <br />agreement showing his interest in this matter. <br />For the first time since the April ISth work session, <br />John Gullickson, Jr. was present.
