Block 1. French Creek at Orono, the residential <br />lot created with the recent subdivision of the City. A building permit has already been issued <br />for applicant’s principal residence located on the south side of the property, review Exhibits D <br />and H. Applicant now seeks approval of a conditional use permit to allow the construction of <br />his mother’s residence on the northern portion of the propeny. It has always been the intention <br />of the applicant to subdivide the 4+ acre parcel but because of time constraints and the need to <br />start construction, applicant has applied for the conditional use permit to allow the second <br />residence to be constructed. <br />As required by code, the guest house must meet all lot standards of the RR-IB Zoning <br />District (Review Exhibit H). Note the 30’ side setback has been met and the 150’ sinictural <br />setback from the ordinary high water level of the sewage lagoon and the southern basin of <br />French Lake. The northern lot (the guest house lot) will contain 2.1 acres. The southern lot <br />to be retained by applicant contains 2.29 acres.
